Review: In states like California, where clashes between environmentalists and homebuilders are likely to accelerate, cash reserves such as Lennar's may become necessary for land acquisition at all. As legislation to preserve open-space becomes the norm rather than the exception, land prices will experience sustained growth. Furthermore, development and zoning rights will increasingly be granted to builders willing to meet certain density (and more strenuous environmental impact) requirements. With its current stash and ability to take on more debt, Lennar looks better suited to growth in these states with more advanced environmental and land use battles.
